Yes — free, and with no obligation. We come out, look the roof over, and give you a written number. If you decide to go another direction that is fine, and you will not get a phone call from us every week afterward.

Anyone who gives you a price over the phone without seeing the roof is guessing. The number depends on the square footage, the pitch, how many layers are coming off, how much deck needs replacing, the number of valleys and penetrations, and the material you choose.

What we can promise is that the written quote will break it down line by line so you can see exactly where the money goes — and that the final invoice will match it unless something changed and we told you first.

No. Coming out and telling you what is wrong is free. You only pay if you hire us to fix it.

The quote is the quote. The one thing nobody can see through shingles is the condition of the decking underneath, so rotten sheathing is quoted at a stated per-sheet price. If we find any, we show you the board, tell you the cost, and you decide before we replace it. There are no other surprises.

For most residential jobs we ask for a deposit to order material, with the balance due when the work is finished and you have walked it with us. We will spell out the exact terms on the written quote before you sign anything. We never ask to be paid in full up front.

Most single-family homes are torn off and re-roofed in one to two days. Bigger or steeper roofs, or ones with a lot of deck repair, can run three. We tell you the expected number before we start, and we tell you right away if it changes.

No. Plenty of our customers are at work the whole time. We will want to reach you by phone if we find something that changes the plan, and we like to walk the finished roof with you at the end — but you do not need to take days off.

It gets covered before a single shingle comes off. Tarps over the shrubs and beds, plywood where we need it, and the dumpster set on boards so it does not sink into the lawn. At the end of every day we run a rolling magnet across the yard and the driveway for nails.

Tear-off is genuinely loud and the whole house vibrates. Take anything fragile off the walls and shelves in the rooms directly under the roof, and move vehicles out of the driveway. If you have an attic full of stored items, expect some dust to come down through the joists — covering things up there is worth the ten minutes.

Keep them inside and away from the doors while the crew is working. Between the noise, the ladders and the dumpster traffic, an anxious dog can get out fast. If you have outdoor animals or livestock near the building, tell us when we quote it and we will plan around them.

We watch the forecast and we do not open more roof than we can close in. If weather rolls in unexpectedly, everything open gets dried in with underlayment or tarped before we leave the site. Your house does not sit open overnight.

We do. After a hail or wind storm we will inspect the roof for free and document what we find with photos so you have something solid to hand your adjuster. We will meet the adjuster on site if that helps. We do not chase claims and we will not pressure anybody into filing one.

Usually you cannot tell from the ground, which is exactly why the inspection is free. Bruised or fractured shingles from hail, creased tabs from wind, damaged vents and soft metal are the things we look for. Sometimes the answer is that the roof is fine — and we will happily tell you that.

If water is actively coming in, call us. Emergency tarping to stop damage takes priority over the regular schedule.

Usually, if the roof is not too old. Shingle colors fade over time and product lines get discontinued, so on an older roof a perfect match is not always possible. We will tell you honestly what it will look like before we do the work rather than after.

Both are good roofs. Architectural shingles cost less up front, are easy to repair, and blend in with most neighborhoods. Standing seam metal costs more now, sheds snow, handles wind, and will very likely be the last roof the building needs. We will quote both on the same roof if you want to compare the numbers side by side.

It is sometimes allowed, and we will do it if you ask, but we do not recommend it. A layover hides the decking so nobody can see what is rotten, it traps heat, it makes the next tear-off more expensive, and it can shorten the life of the new shingles. Tearing off costs more today and is almost always the better roof.

There are two: the manufacturer's warranty on the shingles themselves, which comes with the product and varies by line, and our workmanship warranty on the installation. We will put both in writing on your quote so you can see exactly what is covered and for how long, in plain English.
